The Escarpments - luxury residential estate and golf resort

The company's main activity is The Escarpments - luxury residential estate and golf resort, a unique residential/resort project at Katoomba in the Blue Mountains 1 1/2 hours drive west of Sydney.


 

The Escarpments is an integrated residential and resort (hotel and serviced apartments) development adjoining Katoomba Golf Course. Katoomba is situated within the Blue Mountains tourist area, approximately one and a half hours drive west of Sydney. The site is located in an area that has undergone recent residential development.

The Katoomba Golf Course is located approximately two kilometres south-west of the Katoomba retail centre. The existing golf course (18 holes, 33 hectares) includes a clubhouse which contains a licensed bar and lounge, function rooms, pro shop, squash court and players amenities.


 

In June 2001, the golf course was subdivided into five separate lots:

  • Lots 1-3 Development Land
  • Lot 4 Clubhouse
  • Lot 5 Golf Course

    The project comprises the following approvals:

    • Up to 102 integrated residential housing units (36 on Lot 2, and 66 on Lot 3)
    • A new resort hotel/serviced apartments with 120 rooms and suites (Lot 1); and
    • Upgrading the existing golf course and clubhouse


    The Golf Course and development site

    The residential portion consists of 18 two storey, three bedroom Torrens Title Fairway Villas and 80 two storey, two and three bedroom strata title Terraces. The Terraces are located in 7 separate buildings, each with secure basement parking.

    The hotel/serviced apartments will provide a total of up to 120 rooms (single or dual key) or serviced apartments in two wings on either side of a central activities building to contain reception, administration offices, store rooms, toilets, lounges, coffee bar, pool, gymnasium, restaurant and bar. Parking is to be located underground, with access from the southern end of the guest wings.

    The existing 18 hole golf course has been upgraded as part of the project. The upgrade has included rebuilding the second and tenth greens, the third and eighth holes and the fourth tee. In addition, three large water quality control ponds have been constructed which make impressive water features on the course. The course is a par 69 and has an Australian Course Rating of 66.

    With the golf course upgrade works completed, APH will be granted a 99 year lease over the golf course which it will sub-lease to Katoomba Golf Club Limited for 99 years. Furthermore, APH is entitled to 50% of the net green fee income from the course and 400 memberships fully paid up for 10 years.

    The golf clubhouse has been extensively refurbished by APH at a total cost of over NZ$3.3 million. This was completed in May 2004
